Servicing Fees

1. Subordination $300.00 when Pioneer Savings Bank is requested to subordinate an existing junior lien (equity line, fixed rate equity, home improvement loan, etc.) to a different lender who holds or will hold the first mortgage. Fee is collected at time of request.
2. Release of Parcel $550.00 when Pioneer Savings Bank is requested to release a parcel of land from a mortgage. Fee is collected at time of request.
3. Release of Liability $550.00 when Pioneer Savings Bank is requested to release a borrower from liability on a mortgage due to marital separation, partnership separation or divorce. Fee is collected at time of request.
4. Assignment of Mtg. $800.00 when Pioneer Savings Bank is requested to assign its mortgage to another lender. Fee is collected at time of request. Pioneer’s attorney must review the documents, prepare the Assignment and coordinate the delivery of the Original Note and Mortgage to the requesting lender.
$300.00 when an assignment will be requested by Pioneer Savings Bank from another lender.
5. ARM conversion $500.00 to convert an eligible ARM loan to a fixed rate.
6. HELOC Fixed Rate Loan Balance Transfer Request $50 per request
7. Duplicate discharge fee $50 per discharge
8. Research fees $20 per hr. and $.50 per page for copies

11. Late Fees – Auto Loans: 5% of overdue principal and interest payment or $5.00, whichever is lower

*APR (Annual Percentage Rate). The initial rate is fixed at 2.50% for 24 months. After 24 months the rate is variable at Prime plus 0.00% with a floor of 4.00% for the remainder of the loan. This rate will be based on the Prime Rate as published in the Wall Street Journal. The maximum APR is 15%. This offer is only valid for applications up to $150,000 with a minimum line of $5,000. If the line is cancelled for any reason within the first three years, your repayment amount will include reimbursement to Pioneer for all of the third party fees and charges paid on your behalf at closing. *** Upon execution of the Real Property Tax Escrow Account Agreement you are required to place on deposit a lump sum equal to that of the estimated monthly payment multiplied by the number of months needed to bring the account to current status in order to have sufficient funds in the account on the date your tax payments are due to the appropriate municipality and school district. Real Property Tax Escrow accounts will be used to pay real property and school taxes only. To open a Real Property Tax Escrow account, a StartLine Checking, StartLine Plus or Statement Savings account with automatic deduction is required. Automatic deduction will automatically deduct funds from your specified Pioneer account to pay your escrow account. Real Property Tax Escrow accounts are non-interest bearing accounts. All funds in Pioneer's Real Property Tax Escrow account are FDIC insured.
